Yes you probably can, if you are looking to purchase a property We would suggest you enquire with us first, so that we can advise on how much you can borrow and what deposit you will need. We will get you a fully approved decision in principle – so that you can be assured you can get the mortgage when your offer on a property is accepted.

NO you can't - in fact nearly all the 125% mortgages have disappeared anyway even if you had clean credit. Following the recent ‘credit crunch’  100%  mortgages are scarce and reserved for clean credit only newly qualified professionals such as Doctors or Dentists etc. The typical LTV you can get with an IVA is 85% - 90% maximum

Well after your IVA has been cleared a couple of years,  more and more lenders will open their doors to you and rates should start to get more reasonable providing you continue to make your mortgage payments on time, but your IVA will remain on your credit file for upto 5 years after completion.

Yes  you probably can, it all depends on how many ccjs  you have , the value of the ccjs and when they were issued .  We have some lenders that will ignore any amount of small ccjs  providing they are less than £300 each and also lenders that will ignore ccjs if issued over 2 years ago. Yes , we have bad credit lenders who will deal with discharged bankrupts – that means that so long as you are discharged and have the bankruptcy discharge papers to prove it – then we may be able to find the right mortgage deal for you. How much the lenders will lend, will depend upon how much you earn and your individual circumstances, including how long ago the bankruptcy was discharged  etc – simply call us and we’ll see what can be done by comparing all our lenders to find you the best deal.

Why don’t high street lenders offer bad credit mortgages ?

Some do to differing extents, often they will only lend to light adverse credit, eg a missed catalogue payment or default from years ago. It might be worth searching all the high street mortgage lenders to see which ones will lend to you based on your individual circumstances – or you can call us !
